Development Framework Architecture

Development Frameworks Architecture
Before the architect. Before the engineer. Before land is acquired or capital is deployed, the development framework must be resolved.
What follows is not a portfolio of designs. It is a body of development systems — each integrating land, program, infrastructure, phasing, and economics into a coherent whole.
These frameworks establish the underlying logic of a development before professional teams are briefed and before significant capital is committed.
This is where the highest-leverage decisions in development are made.
This is where KJD operates.
VILLA FRANCESA District
Replicable Two-Phase Territorial & Residential Development Framework
Villa Francesa is a 24-acre mixed-use district planned as a coordinated, two-phase development framework. It integrates a golf-oriented territorial district with a nested residential community, resolving both as one connected system rather than separate projects.
Phase 1 — Territorial District
The district organizes 111 residential lots around a 2-acre commercial node, anchored by a central boulevard and a fully programmed community center featuring a coffee house, bakery, golf pro shop, indoor aquatic facility, wellness studio, and outdoor courtyard plaza.
Phase 2 — Residential Community
Within the district, a 20-acre residential community organizes 58 lots around a clubhouse, resort-style pool, dog park, and scenic overlooks incorporating bio-retention. An integrated trail and circulation system connects the neighborhood to the broader district framework.
Across both phases, circulation, lot configuration, drainage, and community programming are resolved at their respective scales while maintaining continuity between them.
The result is a replicable development framework in which territorial planning and neighborhood design operate as one coherent system, adaptable to suitable land and site conditions.
EQUILIS Territorial Intelligence District
A district-scale development framework integrating human infrastructure, ecological systems, and long-term spatial intelligence. EQUILIS brings civic, residential, commercial, and regenerative systems into a single coherent territorial model — designed to compound in value, relevance, and community depth over time.
Framework Overview
-
Resolved paper model available for land validation and strategic partnership
-
Approximately 85 hectares (210 acres) of integrated territorial planning
-
Eight interconnected development zones
-
Designed resident population of approximately 3,500, with a daily active district population of 5,000–6,500
-
Adaptable multi-geography deployment model
-
Integrated civic, ecological, residential, and commercial systems
Development Principles
Connected • Balanced • Regenerative • Intelligent • Inclusive • Enduring

PRIMUS Life Sciences District
Life Sciences Development Framework
PRIMUS is a district-scale life sciences framework integrating circulation, infrastructure, program distribution, and environmental response into a coherent land-scale system.
The framework establishes the spatial and infrastructural logic for research, innovation, commercial activity, and the public realm—creating a development model that is buildable, scalable, and adaptable over time.
Framework Scope
-
District-scale land planning
-
Integrated circulation and access systems
-
Stormwater and landscape infrastructure
-
Research, commercial, and public-realm program distribution
-
Phasing and build-out logic
A complete development system resolved before design begins.

DOCEL Eco Resort
Regenerative Hospitality Development Framework
DOCEL Eco Resort is a regenerative hospitality framework designed around a forested hillside, preserving an ancient tree preserve at the heart of the site. Treehouse villas, overlook suites, and elevated guest circulation are positioned above the canopy floor to protect the existing forest rather than displace it.
Resort operations are organized as an integrated, self-sustaining system. A man-made eco-lagoon and elevated boardwalk anchor the guest experience, while solar power, water treatment, composting, waste sorting, and a dedicated staff village support operations behind the scenes.
Guest experience, conservation, and operational infrastructure are coordinated within a single development framework, allowing the resort to function as an extension of its natural setting rather than an interruption of it.
The result is a place-specific hospitality model in which regenerative principles are embedded in the physical plan and operational structure—not added as a brand promise after the fact.
